What is a BER Assessment?
A Building Energy Rating, or BER assessment, is the process of surveying and evaluating the energy efficiency of a specific property. On the day of your assessment, we will analyse many different aspects of your property, such as the insulation, ventilation, heating, windows, and lighting. Thereafter, your BER rating will be calculated using specialist software and assigned a rating on a scale of A to G. Properties with an A-rated BER are the most energy efficient, while a G-rating is the least energy efficient.

Why do I need a BER assessment?
There are a number of reasons why you may need a BER assessment for your property. Some of the most common include;
Compliance with Regulations
In all counties of Ireland (including Cork), a BER certificate is required by law for all newly built residential properties. Likewise, a BER is also required for existing residential properties that are being sold or offered for rent.
Qualify for SEAI Grants
You must complete a BER assessment in order to qualify for any grants that are offered through the SEAI (Sustainable Energy Authority of Ireland). Once completed, you will receive an updated BER Rating. Your rating will take into consideration any upgrade works that you completed under the grant program.
Green Mortgage Applications
If you are applying for a Green Mortgage with your bank, the bank may require you to provide an up-to-date BER Certificate. Typically, each individual bank will set their own criteria which must be met in order to avail of their ‘green’ interest rate.

Additionally, it may also indicate to potential buyers that significant upgrade works have already been completed to the property.
